Execute the concept design, design development, construction documentation and implementation fo the interior architectural design, as well as the design / selection and co-ordination of all loose FF&E.
• Participate in the construction administration of projects and review of submittals and finish samples
• Leads the project from DD Stage onwards and ensures design directives from the Principal are followed and executed at the highest company standard and quality.
• Attend co-ordinate and / or host project specific meetings.
• Delegate and review team assignment for timely production and completion.
• Create innovative designs, drafts and presentations.
• Involved in concept design, design development and CD and interpret the requirements between client, consultants and operator.
• Guide both internal and external design consultants from conceptual design, through to Design Development and CD.
• Work with the construction and purchasing managers to assure questions are answered quickly, the design is delivered as intended and within the approved budget.
• Participate in design review presentations to the client, operator and senior executives to gain approval to proceed through the design stages.
• Meet the client and operator to improve efficiencies in both the front and back of house issues. Conduct on site audit and create design intent drawings used in the preparation of construction documents.
• Play a larger role in conceptual planning, co-ordinating, delivery, Quality control and technical aspects, managing between 3 to 5 projects.
• Represent Principal at some meetings if necessary during DD and IDD Stages.
• Knowledgeable about contractual responsibilities as it relates to scope of work.
• Support business development and marketing when efforts required..
• Make task assignment to assistant designers.
• Review and modify if necessary all specifications.
• Co-ordinates staff utilization / work planning and budget requirements with Principal and Design Manager.
• Directs and reviews furniture plans for content and accuracy and insures that they fully coordinated with architectural, electrical, RCP and lighting plans and other consultants' drawings
• Develops schematic design from established project program and client needs.
• Translates schematic design into design development drawings for use by production staff
• Assists in co-ordination of interior architectural documentation with work of Consultants and architects.
• Prepares FF&E design based on approval of Project FF&E Concept Design by client.
• Provide design support on interiors projects, including conceptual design, schematic design, design development, construction documents and site visits/inspections.
• Select or design and Purchase furniture, artworks or accessories.
• Provide project team coordination for finish plans, specifications, and material selection.
• Creating graphic presentations.
• Assist in preparation of finish schedule, finish notebooks, and specification books.
• Render design ideas in form of paste-ups or drawings.
• Subcontract fabrication, installation, and arrangement of carpeting, fixtures, accessories, draperies, paint and wall coverings, art work, furniture, and related items.
• Estimate Material requirements and costs and produce budgetary documentation.
